This market is really hopping right now! I keep hearing the same thing from other agents when they submit an offer to me on one of my listings -- "my buyers are frustrated" "we keep losing out to better offers" "this will be the 5th or 6th offer we have written for our buyers"... So here is some advice when writing an offer for your buyers or consulting on an offer for your sellers -- Consider the listing price, do your homework and really scrub those comps! Just offering over asking price does NOT make a stronger offer. You need to be sure the property will APPRAISE for the purchase price. A conventional loan is often more attractive to a seller as the appraiser inspections are usually more lenient than FHA/VA (just sayin!) Offer a larger amount for earnest money - it shows you are willing to put some skin in the game! Offer shorter inspection time frames so if it doesn't work out then you are not holding up the property for the next buyer. The less concessions and seller prepaids the better, asking for nothing always looks best. Offer a quick closing timeframe and cash is awesome! Also, when presenting an offer, include a summary of the offer in the email, and send ALL OF THE DOCS at one time, EVERYTHING. Hope this helps!
