Jargon alert- when you apply for a mortgage, you're going to hear a lot of big words that you never thought you'd actually need to know outside of economics class. One of those phrases is "debt to income ratio". When you seek financing to buy a home, there are a number of factors that loan officers use to determine the strength of your application. Your income, employment history, credit history/credit score, and debt-to-income ratio are a few of the bigger ones. Debt-to-inc...ome ratio is, simply put, the amount of debt you have compared to your yearly income. Loan officers can work with some types of debt, like student loans, but if your debt-to-income ratio is too high, you might not qualify for a loan (or you'll have to pay a higher interest rate). So, if you have some debt, don't stress about it, but do your best to pay it down asap if you're planning to apply for a mortgage! Cash is king...or is it? Here’s a peek at a few of my strategies to get your offer accepted, even if we're up against an all-cash bid. Of course, we can always simply bid higher, but here are a few other things we can do, too! I’ll do my homework and my best to find out as much detail as possible from the listing agent. For example, if we know how long the seller has lived in the house, why they're moving, how quickly they want to move, we can craft an offer most likel...y to appeal to them. Some sellers are more motivated by timeline, while others may be emotionally invested in the transaction. Others may have an opinion about which service providers (like title company) we use throughout the transaction. Be prepared to be flexible! If we know what the seller is looking for, we can meet them where they are. Meet or exceed the seller's earnest money requirements, timeline, closing date, and consider offering to limit how much you'll ask the seller to fix if inspections reveal minor issues with the home. Partner with your lender. The reason a cash offer is usually more appealing to a seller is because without a financing contingency, it's a lot less likely that the deal will fall apart. Sometimes an enthusiastic endorsement from a loan officer (via email or even in a video message to the seller's agent) can reassure the seller that your financing is secure. It looks like remote work is here to stay and that means home office spaces are still going to be a priority for home buyers. If your home office needs a refresh, take note of these design trends. Soothing colors - soft shades of blue and green are popular in home offices (like Benjamin Moore's Color of the Year - Aegean Teal). Warm, comforting hues often boost creativity and productivity and promote serenity and wellness.... Creative use of space - with the whole family working and schooling from home, people are getting creative. Closets, alcoves, dining rooms, and space under stairways are all being transformed into functional home office space. Natural decor - bringing the outdoors inside is in, with woven wall coverings, natural fibers and a focus on warmth and tranquility. Think: wood, rattan, wool, and leather. Fresh air- pair those natural elements with sheer or no window treatments to bring the outdoors in. If you're lucky enough to have indoor/outdoor space, consider working in your sunroom, screened in porch or even outdoors on nice days for an instant mood (and productivity) boost! Smart tech - with remote work becoming a permanent part of our reality, people are adding high speed wireless, wifi boosters and even extra outlets. Adjustable lighting to help mitigate the effects of extra screen time and wireless sound systems are also trending. Are you working from home? Do you love your office? Or hate it? Do I still need an agent if I'm buying new construction? You're still buying a house, right? Look, I love our local builders -- there are so many great ones in the OKC metro area. But, when you're buying new construction, the agent representing the builder is their advocate, not yours. They are looking out for the interests of the builder, so you need a professional to represent you throughout the transaction.... It's in your best interest to have someone who can go to bat for you during negotiations (pro tip: builders are more likely to offer concessions or upgrades than they are to reduce the list price), inspections (even builders make mistakes!), during inevitable construction delays, and during the final walk-through if any last-minute issues come up (and they almost always do -- most builders come with one-year construction warranties). Yes, it’s true that inventory is low and demand is high this spring and though we're not sure when the market will even out, we do know that if you plan to buy a home, the key to an accepted offer is to prepare and plan in advance. Here are a few things that you can expect from the market these next few months: Low inventory will continue to be an issue. There is some speculation that as the more people receive the COVID-19 vaccine, more sellers will feel comfortable com...ing to market, freeing up some inventory. Of course, some sellers are not listing because they don't know where to go or due to job uncertainty. It's more likely that we will continue to see seasonal shifts in inventory as we approach the summer/fall. Mortgage rates and home prices may inch up further. Rates are still low , but have been creeping higher since bottoming out in early 2021. With the economic stimulus bill pumping more money into the economy, inflation is likely, as are increasing interest rates. While buyer demand remains strong, sellers are often receiving multiple offers and entering bidding wars which drives up home prices, too. Cities are seeing renewed activity. Although people sought larger homes and outdoor space in response to the pandemic in 2020, urban real estate markets are beginning to pick up again. Even in New York, once the epicenter of the coronavirus, contracts are up and homeowners are seeing signs of market rejuvenation. We might have to get creative! The highest offer isn't always the best offer (we'll talk more about that another day!).
