Rural water and electricity are available along two different section line roads. Property is "L" shaped, fronting on both W. 33rd Street S. and on S.... 194th Street W. Property is located directly south of Haskell midway between Muskogee and Okmulgee. Just 1/4 mile from a paved road (S. 204th Street W.), the property is easily accessible to Tulsa via Bixby Road or to Muskogee via Highway 16. Driving Directions: POB: Intersection of Hwy 16 and Hwy 64 & 72 south of Haskell. Go west 3 miles on Hwy 16; turn south onto S. 204th Street W.; go south 2 miles; turn east on W. 33rd Street S. and go 1/4 mile to property on right (on south side of W. 33rd Street S.). POB: US Highway 75 and Oklahoma Highway 16. Go 17.5 miles east on Highway 16. Turn south onto S. 204th Street W.. Go south 2 miles to W. 33rd Street S. and turn left. Go east 1/4 mile to property on right. From Tulsa: Go south on Memorial and continue across the Arkansas River. Continue through Bixby and go straignt when Highway 64 curves east toward Haskell. Follow Memorial south from Highway 64 around the curve as it becomes 181st Street. Go west on 181st Street about 1/4 mile and turn south onto Bixby Road. Take Bixby Road for 11 miles to Highway 16. Go east on Highway 16 for 10 miles and turn south onto S. 204th Street W.. Go south 2 miles to W. 33rd Street S. and turn left. Go east 1/4 mile to property on right. From Haskell: Go south on Highway 64 to the Pop Shoppe. Turn west on Skelly Road (a/k/a Ferguson Road). Go 1/8 mile west and turn south onto Chickasaw Avenue (a/k/a S. 194th Street W.). Go south 7 miles to W. 33rd Street S. To get to the property you can either turn right and go west 1/4 mile to the property on the left (to access the north 110 acres) or you can go straight and go south 4/10 mile to the property on the right (to access the south 110 acres).

This ranch is amazing, with 660 contiguous acres. 70 percent pasture, two full-time creeks, and seven ponds. The previous owners grew crops because the soil on this ranch is predominately prime farmland. It has been a cattle ranch since the 1970's.
